INVESTMENT PROPERTIES
Management for Long Term Rental
- Online property marketing in the Multiple Listing System (MLS) and affiliated rental sites.
- Tenants screening through research in specialized agencies in credit history, rental history, and criminal records.
- Inspection report with photos and detailed description to add in the rental contract, if necessary.
- Analysis, preparation of new and renewal of lease contracts and addendums.
- Monitoring maintenance services and coordinating eventual property repairs
- 2 Site Inspections: move-in, renewal and/or move-out
- Access to online Owner Portal and Tenant portal with the Property Management platform Buildium.
- Accounts payable, financial monthly and end of the year reports.
- Monitoring of correspondence, if necessary
- Represent the owner with - the tenant, utilities providers, condominium association, post office, insurance company or any other supplier to hire, change and / or cancel services when necessary.
Take Over of an already rented properties
- Formal communication to the tenants of new management company - by letter and by phone
- Analysis, preparation of new lease contract and addendums
- Take Over inspection
- Hiring and monitoring maintenance and repair services, if necessary.
Fees
- New Tenant/ Lease – 100% of one full month’s rent
- Management - 10% of the rental amount on the 2nd month forward.
- Lease renewal - 50% of one month’s rent
- Take Over - 50% of one month's rent
- Special projects and/or renovations fee outside of the scope of management and regular maintenance is to be determined according to the project.
*Each fee applies based on the lease situation, one or the other.
FOR SALE
Management for “For SALE”
- Work directly with selling agent to ensure the property is well kept and ready for showings.
- Weekly home inspection to the unoccupied for sale property – checking all the equipment, flushing, taps, pool, lawn and electricity functionality.
- Monitoring maintenance services
- Mail monitoring - inspection of the mailbox.
- Accounts payable and Access to online portal with the Property Management platform Buildium.
- Represent the owner with - utilities providers, condominium association, post office, insurance company or any other supplier to hire, change and / or cancel services when necessary.
Fee
- $150/month
- Any of special projects and/or renovations fee that are outside of the scope of management and regular maintenance is to be determined according to the project
HOLIDAY HOMES
Management for owner occupied Holiday Homes
- Weekly home inspection to the unoccupied property – checking all the equipment, flushing, taps, pool, lawn and electricity functionality.
- Mail monitoring - inspection of the mailbox.
- Monitoring maintenance and repairs
- Accounts payable and Access to online portal with the Property Management platform Buildium
- Monthly financial report - payment of taxes, insurance, outsourced services and pre-approved expenses.
- Represent the owner for - utilities providers, condominium association, post office, insurance company or any other supplier to hire, change and / or cancel services when necessary.
Fee
- $200/month
- Any of special projects and/or renovations fee that are outside of the scope of management and regular maintenance is to be determined according to the project
